Fit-outs that work on day one
A fit-out goes well when the electrical layout is settled early. Before the walls are lined we walk the space with you and mark where every desk, bench, till, appliance and machine will sit, so the power and data end up where they are used. Workshops need thought about three-phase machinery and lighting bright enough to work safely; retail needs lighting that shows the product, and circuits that let you turn the shop off at night without switching off the fridge. Data cabling is run at the same time as the power, so the network ends up where the desks and tills are.
Emergency lighting and building compliance
Most commercial buildings have emergency lighting so people can get out safely if the power fails. Where it is part of the building's compliance schedule it has to be inspected and maintained for the building warrant of fitness, and a failed fitting found at inspection time is a problem you did not need. We install, test and maintain emergency lighting and can include it in routine maintenance visits, along with thermal imaging of switchboards to catch connections that are running hot before they fail.
Preventative maintenance
A planned maintenance visit is cheaper than a breakdown. We inspect switchboards and connections, run thermal imaging over distribution boards to find joints that are running hot, test emergency and exit lighting on the schedule the building needs, check UPS batteries and record the lot, so you have the evidence for your insurer, your landlord or the building's compliance file. Businesses that want it can put us on a regular schedule with priority when something does go wrong.
Working in occupied buildings
Most commercial work happens while the building is in use. Before we start we agree which circuits can be turned off and when, who needs to be told, and where our gear will be, so customers and staff can move around safely. Where power has to go off we keep the shutdown short and warn you about anything that needs restarting afterwards, such as alarms, refrigeration, EFTPOS terminals or computer equipment.
Mixed sites
Many premises are part office, part workshop and part plant. The same team can look after the staff areas and the production equipment, so you deal with one contractor who knows the whole site. Our industrial electricians cover the production side, and we supply and install heat pumps and air conditioning for the staff and customer areas.
Whether you are planning a new commercial project, carrying out a fit-out or looking for ongoing electrical maintenance, Bream Bay Electrical has the experience and capability to keep your project moving.
